The one-acre site, situated on the corner of Farm Road and Queens Road in Sheffield City Centre, will be transformed into a major Build-to-Rent (BTR) scheme by Godwin Developments.  

Mixed Use


Godwin Developments is working on a mixed use 6.5-acre site, located in the Castlefields area in Stafford, which will contain 300+ residential units, a hotel, a supermarket and a multi-storey car park.


The Blossoms

The Blossoms will be an imaginative new development for the BTR market which will comprise of 160 homes. Located in Micklefields, West Yorkshire, the site will be a hub for people to live, work and play. 


River Gardens

River Gardens fronts on to Wheatley Hall Road (A630) approximately one mile north east of Doncaster town centre. Godwin Developments propose to build 100 homes for the BTR market which will offer an alternative housing solution to renters.


Spring Gate
Waverley, Rotherham

We are working to build 92 homes for the BTR sector in Rotherham. Working in partnership with Harworth Group, the addition of the new homes will add to the regeneration of the existing site that has already started to take shape. 


Meadow View
Coalville, Leicestershire

We are working to build 151 BTR homes in the East Midland town of Coalville. It functions as a sub-regional centre and is the most appropriate location to focus the majority of the district’s future growth requirements.


Rushden Services

We are looking to create a new petrol filling station drive-thru retail unit in Rushden, Northamptonshire.


The Landmark

The Landmark is a flagship development in Derby with over 200 BTR units this scheme is set to be the tallest in the city.    


Woodland Rise

We are proposing to build 60 homes for the BTR market in Doncaster. We intend to redevelop the c.3.5 acre site and create attractive, high quality and sustainable new housing that is sympathetic to its surroundings.


Ashby Road, Shepshed
Shepshed, Leicestershire

Our Ashby Road site is located 5 minutes from J23 off the M1 motorway. We have purchased this site and are looking to secure end users to create much needed commercial retail offering in the area.


Bletchley View
Milton Keynes

Bletchley View phase one is a 1.77 acre site, located in Bletchley opposite the Railway Station, just 3.2 miles south-west of Milton Keynes town centre. The site has full planning for 184 BTR units, consisting of 172 apartments and 12 town houses.


Stonely Grange

Stonely Grange is located in the idyllic village of Stonely, Huntingdonshire. We are promoting our vision for 8 luxury detached, custom-build homes on a 2 acre site situated near the historic Kimbolton school and castle. 


Warstock Road
Kings Heath

Building work on a new Lidl store in Kings Heath, is now complete and Godwin will be handing over the project this month. Godwin has signed a 25-year deal on the 22,000 sq.ft supermarket, which is expected to create 40 jobs in the local community when it opens in May 2020.    


Agard Street

A c.0.5 acre site in central Derby purchased in 2016. We have worked closely with Derby City Council planners to achieve permission for a high quality design which will deliver 142 student studio apartments. 


Ram Jam Services

Prominently positioned on the A1, nestled between the idyllic villages of Greetham and Stretton, this 2 acre site will bring roadside retail units to this historically thriving roadside location.


Wisbech Gateway
Wisbech, Cambridgeshire

The site of c.10 acres is located on the outskirts of the georgian market town of Wisbech. The site has been acquired with planning permission for a range of commercial uses including roadside services, a petrol filling station, hotel and offices.


Langley Mill

Godwin secured planning on this prime retail site opposite a 24-hour supermarket which was developed into an 85 seater McDonald's restaurant. The development was completed in 2o17.



Acquired from Taylor Wimpey Homes, this mixed use site will deliver 12,600 sq ft of retail and community space at the heart of a new mixed use development.


Alexandra Park

A 4.5 acre development within Nottingham's prestigious Mapperley Park area, delivering 15 luxury detached homes designed to code 6 specification.


Brampton Hut

Successfully increasing existing consent on this two acre site by 50% secured leases to Burger King, Starbucks, Subway and Greggs, all off plan.


Midland Road

Revising existing planning on this 1.7 acre site in the heart of Walsall town centre enabled the delivery of 36 residential units for a housing association landlord.


Canal Street

Developed for the Accord Housing Association, this 3.5 acre site in the heart of Stourbridge was sold with planning permission secured for 65 affordable homes.


Moon Crescent

We purchased the site of just under 2.5 acres in 2016. The site was formerly the Moon and Stars Public House. The new street now contains a combination of apartments and 1-3 bed semi-detached and detached houses. We completed the project in 2017.


Honeswood Close

Godwin identified the site, purchased and achieved full detailed planning, delivering the site through to completion on a land and build contract with CKC Construction. This project completed in 2017.
