The site has planning permission for a range of commercial uses including roadside services, hotel, a petrol filling station, a pub, a gym and offices.

Godwin Developments has completed the purchase of this prominent roadside site in the town of Wisbech. It is situated on the main arterial route between Peterborough and Norfork and benefits from high visibility and excellent road frontage. When fully developed, the new scheme will serve the nearly 39,000 residents of Wisbech and 90,000 inhabitants of the surrounding area as well as the six million vehicles passing the site every year.

The proposals for Wisbech Gateway contain a mix of uses including industrial, petrol station (PFS), drive thru and drive to, hotel, and similar alternatives alongside associated infrastructure, landscaping, third-party and car parking spaces. Set alongside the main arterial route between the Midlands and Norfolk, the site benefits from high visibility, excellent connectivity, and road frontage. Potential occupiers - PFS and coffee operators, quick service restaurants, hotels, third-party logistics, industrial and manufacturing businesses, EV charging operators and many others – can enjoy access to a population of over 110,000 within a twenty-minute drive as well as passing road traffic of more than 6.5 million vehicles per year.
